Ladywell and Brockley Property Market Update: October 2026
October 2026 update | Prepared 18 October 2026
If you are thinking of selling in Ladywell or Brockley, a local house-price average can be useful context. But it is only the beginning of a sensible pricing conversation. Flats and houses serve different buyers, and two homes on the same road can have very different strengths.
This update brings together the sold-price snapshots for both areas and explains how to use them when planning a move.
Ladywell: the recorded sold-price picture
Rightmove reports a rolling-year average of £651,995 for Ladywell. Its breakdown is £399,735 for flats, £789,786 for terraced homes and £900,010 for semi-detached homes.
The published overall average is 17% above the preceding year. That is a change in the average of the homes recorded as sold, not a measured increase in the value of every Ladywell property. Changes in the mix of transactions can influence that headline.
Brockley: compare the right type of property
Rightmove reports a rolling-year average of £624,180 for Brockley. Flats average £465,744, terraced homes £814,923 and semi-detached homes £948,971. The overall average is 3% below the preceding year.
That does not mean a particular Brockley home should be priced 3% below its previous valuation. A useful comparison needs to reflect the property itself. A garden flat, a top-floor conversion and a purpose-built apartment can require quite different assessments.
Why the two headline averages are not a league table
These are Rightmove's named reporting areas, rather than a matched comparison of identical homes or fixed postcode districts. The boundaries can include neighbouring streets and districts. The proportions of houses and flats also differ, so the two overall averages should not be used to declare one neighbourhood more valuable than the other.
What I would look at before setting an asking price
Start with the closest comparable completed sales. Then consider floor area, layout, condition, outside space and tenure. For a flat, lease terms, service charges and the building's condition deserve attention alongside the photographs and location.
Next, consider the homes a buyer can choose from today. Asking prices show the competition, but they do not prove what a seller will achieve. Your launch price needs a clear explanation that connects the evidence to your own home.
Once marketing begins, use actual enquiries, viewings and feedback to review the strategy. This report does not contain verified live-stock counts, time-to-sell statistics or current buyer-demand measures, so it cannot establish how quickly a particular home will sell.
