Ladywell Rental Market Update: What Are Rents Doing in 2026?
For landlords and tenants in Ladywell, the rental market is telling a slightly different story from the sales market. Rents remain high and are still rising, but the latest figures suggest that competition is becoming more balanced than it was at the height of the rental boom.
What are average rents in Lewisham?
According to the latest Office for National Statistics figures, the average private rent across Lewisham was £1,829 per month in August 2026, up from £1,793 a year earlier — an annual increase of 2.0%.
There is, unsurprisingly, a considerable difference depending on property size. Across Lewisham, average monthly rents were £1,457 for a one-bedroom property, £1,789 for two bedrooms, £2,057 for three bedrooms and £2,714 for homes with four or more bedrooms.
What are landlords asking in Ladywell?
Current asking rents in Ladywell show how individual properties can vary considerably from those borough-wide averages. At the time of writing, Rightmove includes a one-bedroom garden flat on Chudleigh Road at £1,950 per month, a two-bedroom maisonette on Malyons Road at £2,250 per month, and a large two-bedroom split-level flat on Ladywell Road at £2,200 per month. A four-bedroom Victorian house on Whitburn Road is being marketed at £3,000 per month.
These are asking rents rather than agreed rents, so they should not be treated as direct evidence of what every property will achieve. They do, however, provide a useful snapshot of what landlords are currently seeking in Ladywell.
The wider London rental market
Rightmove's Q2 2026 Rental Price Tracker recorded a new London asking-rent high of £2,791 per month, up 2.0% over the quarter and 2.9% compared with a year earlier. However, competition between tenants is substantially less intense than at the height of the rental boom. Rightmove says a London rental property now receives an average of eight enquiries, while nationally the average is ten, compared with 22 at the peak in 2022.
What does this mean for Ladywell landlords?
The figures point to a market in which rents remain historically high, but pricing still matters. A landlord can look at borough-wide averages or nearby asking rents, but the achievable rent ultimately depends on the individual property — its condition, size, layout, exact location and presentation.
For landlords considering letting a property in Ladywell, Brockley or Lewisham, a realistic rental appraisal based on genuinely comparable homes is more useful than relying on a headline average alone.
